Ok, so now that you have successfully located and purchased a tract of land, the true planning can begin in earnest. While some of the preliminary planning may have taken place during your contracts due diligence period, the vast majority is just getting started. For smaller scale developments the developer may be quite capable and skilled at determining the best placement of roads, infrastructure, lot lines, etc. However, on a larger scale it is always favorable to bring in professionals, whose job it is to determine and make such decisions with regards to the developers design criteria and goals. While we can be a valuable resource for helping you make such decisions, it may be necessary to hire a civil engineering group, land planner, architects and other professionals. If this becomes your situation we will be more than happy to place you in contact with professional firms and contractors that can further assist you. The Carolina Mountain Group is currently involved in several planned communities; for example, SEVEN GLENS, BREAKAWAY, SETTLERS COVE, and there are more in the planning phases. Beyond the above mentioned professionals there are several more strong relationships you must build. Who are the groups that will ultimately decide your future? The governmental regulatory agencies and those in charge of the public utilities. We have had great success when incorporating these agencies in the planning phase from the outset. Who are these agencies? A short list would be the County Health Department, Soil and Water Conservation, Zoning and Planning, Town and/or County Manager, and the list goes on. Over the years we have developed strong relationships with these agencies and feel that it has been quite an asset when attempting to get approvals for projects. |
