Ok, you've determined and identified a need and it fits in your game plan, now all you need is a tract of land. Well, if only it were that easy. There are many steps involved in identifying a tract of land that is appropriate for your intended use, and we feel that our involvement is critical in helping you locate and close on that tract of land. We've heard it before, "location, location, location..," and never before has it been truer than right now. While the location of the tract of land will be determined by your development goals and aspirations, we will be indispensable in helping to locate that tract of land. Some real estate agents might stop with what is currently listed for sale on the open market; while we might start there we certainly will not stop there. If it is determined that what you seek is not currently listed, we will go the extra mile to try and locate a tract of property that suits your needs whether through F.S.B.O. (for sale by owner) or by researching properties through tax records and contacting individual land owners. Once an appropriate tract of land has been located the real fun begins. Does the property have adequate road frontage? No, well does the property have suitable right of way access? No, can that access be achieved through cooperation of adjoining land owners? Maybe, your access is great, but do you have access to power and other necessary utilities? Have you considered perc tests and the appropriate agencies to get involved? We have a great location, but does the topography, or the lay of land, really fit into your development plan? Is the property properly zoned for your intended use? Does the property have clean title? Do you have an attorney to handle matters for you? Does the property have a survey?
